THE DEFINITION

What an SEO agency is supposed to do for you

SEO is showing up when a buyer types a question into Google. Or asks ChatGPT.
Search engine optimization is the work of making your website the best answer to the questions buyers in your market type into Google and Bing, and now ask ChatGPT, Gemini, and Claude. An SEO agency is the team that does that work: the technical fixes, the pages, the local signals, and the reporting.
The part most owners have never been told: a rankings report is not the product. The product is a buyer with intent arriving on the right page, at the moment they need you, and booking.

THE MATH

Why search pays while you sleep

Paid search rents the attention. Search optimization builds it.
ORGANIC SEARCH · WINDOWS SOURCE OF HOUSTON
25.7×
Return on the organic search investment. The pages built then are still working now.
BESIDE
PAID META · SAME CLIENT
4.9×
Return on the paid social spend at the same company. Profitable, and it stops the day the card stops.
Two engines, both profitable, from one window company in Houston. The paid engine is worth running and I run it for clients. The search engine returned more than five times what the paid engine returned, because a page that earns a rank keeps earning after the invoice is paid.
Paid starts the day you turn it on and stops the day you turn it off. Search compounds and is the only engine you still own if the budget has a bad quarter.

THE WORK

What ships, and who ships it

You are buying pages that answer buyers and a number in your CRM.
Here is the line, layer by layer. No pooled queue and no account-manager relay: the specialists are named people you can email, and I am the one setting what they build.

GOOGLE AND CHATGPT

Google stopped being the only front door

Buyers ask ChatGPT and Gemini the same questions they used to type.
When I say search now, I mean Google, Bing, ChatGPT, Gemini, and Claude. When I say algorithms, I no longer mean one crawler. The assistants read websites to compose their answers, which means the pages that answer real questions, under a real name with proof, get quoted by the machine and ranked by the search engine from the same work.
The foundation
FIRST
  • The technical layer an engine has to be able to read
  • Pages built to the questions buyers ask, not to a keyword list
  • Names, proof, and answers the engines can verify as an expert source
The AI layer
SECOND, ON TOP
  • Answers formatted the way assistants quote them
  • Your questions mapped to what buyers ask ChatGPT and Gemini
  • Citation check-ins shared with you as the signal develops, stated as early signal because that is what it is
One workstream, two layers. Anyone selling AEO as a separate product from the SEO it stands on is selling you the same pages twice.

PRICING · PUBLISHED AUGUST 2026

What it costs

Published, not “contact us for a quote.”
THE RETAINER · ROI.LIVE
$5K to $15K
Per month, scaling with scope. Starts at $5,000. Search, paid, email, and the pages are all inside it. Ad spend and software at cost, never marked up.
PRODUCED
WHAT THAT SPEND DID AT EAST PERRY
$71.8K → 18.56×
The SEO line of the investment over three years, and the all-time return it produced. Dated and checkable.
Search sits inside the full retainer here, not on a separate invoice, because deciding what to build and building it should never have two owners. Cheap SEO and real SEO share almost nothing but the name. What you are buying is the judgment deciding what gets built, and receipts you can check.

A $10,000 retainer with $8,000 of media behind it is an $18,000 month. Any operator who will not split those two lines is hiding one of them from you.

Under $1M in revenue? Book the free call anyway. I will hand you a do-this-first list instead of an invoice if that is what the numbers say.

How many clients I carry

1/6
CLIENT SLOT OPEN
A hard cap of 6 across every engagement I run. An SEO program fails when the person running it is split across ten accounts and cannot name your best page. If I am full when you call, I will say so and tell you when a slot opens.
Updated 27 August 2026 · I do not take two direct competitors in the same market at the same time.
Ask every agency you are considering for their cap and their current count, in writing. Most will not give you either one.

THE MONTHLY REPORT

Five numbers. Impressions are not one of them.

If the report leads with impressions, it is hiding the number that pays you.
01
DEMAND

Qualified leads or orders

Buyers who matched, not raw form fills. The count you would miss if search stopped tomorrow.
02
EFFICIENCY

Cost per acquisition

What each one cost to produce, so search can be judged beside paid on the same line.
03
SOURCE

Revenue by channel

Which channel produced, from your CRM. Search earns its budget here or it does not.
04
PIPELINE

Pipeline or repeat rate

For service businesses, booked work. For ecommerce, repeat revenue. The quality line.
05
THE SCORE

Blended return on spend

Total return across the mix. The one number an owner can act on.
One scorecard, one written recommendation with a decision attached, and one review call each month. The same five numbers every month, so the trend is legible. Impressions never appear on it.

FIT

Who this is for, and who should not hire me

I will tell you on the first call, not after the first invoice.

Hire me if

  • You are between $1M and $10M with proven demand.
  • You are already spending on ads or an agency and cannot tell what it produced.
  • Buyers in your market search for what you sell.
  • You can take the extra work when it arrives.
  • You want the person setting the search strategy to own the number.
  • You will act on what the data says, even when it contradicts you.

Do not hire me if

  • You are pre-revenue. You need customers, not an SEO program.
  • You want a listings service for a small monthly fee.
  • You cannot take the leads when they come, because delivery is the constraint.
  • You need page one in 90 days. That promise is a sales tactic.
  • You want to own the strategy and have someone type the pages.
  • You are unwilling to let the report name what is not working.
Deepest receipts: pools and outdoor living, home comfort and HVAC, windows and exteriors, landscaping, and direct-to-consumer ecommerce. Each has a named client with a number on this page.
11
THE SCORECARD

How to vet any SEO agency, including me

Seven questions. Score each 0 to 3. Under 14 out of 21 is a no, whatever the deck looks like.
18 to 21
A specific number or a name for every answer
14 to 17
Worth a second call, press on the gaps
Under 14
A dodge on something that should be easy
01
Show me one client result with a name, a date, and a number.
My answerSix are on this page. East Perry: 18.56x all-time SEO ROI on $71.8K invested. Windows Source: 25.7x on organic. Ask how each was measured and I will walk you through it.
02
Who writes and ships the pages, by name?
My answerNamed writers, designers, and a named technical specialist. You get their names in week one, and you can email them.
03
What number is the monthly report built on?
My answerFive numbers, led by qualified leads and revenue by channel. Impressions are not on it. If an agency’s sample report leads with impressions, the rest of the report is decoration.
04
What does it cost, published?
My answerStarts at $5,000 a month, most land between $5,000 and $15,000, bands published above. Ad spend and software at cost. One invoice.
05
How many clients do you carry, and will you take my competitor?
My answerCap of 6, 1 open, stamped Updated 27 August 2026. No two direct competitors in the same market.
06
Who owns the site, the pages, and the accounts if we stop?
My answerYou do: the domain, the pages, the analytics, the profiles, and the files, handed over in working condition. Any agency that owns your assets owns your business.
07
What did an engagement that went badly look like?
My answerAsk on the call and I will tell you about one, what I got wrong, and what changed. Anyone who says they have never had one is new or not telling you the truth.
Open the red-flag list
  • They guarantee page one. Nobody selling that controls the index.
  • Their case study is a rankings screenshot with no revenue on it.
  • The monthly report leads with impressions.
  • No published price anywhere and no range on the first call.
  • They cannot name the person who writes the pages.
  • Their contract leaves the domain or the pages in their name.
  • They have never lost a client.
  • They quote a traffic number from a tool instead of a lead number from a CRM.

Two of those eight are ones I would fail if I let things slip. A checklist that cannot indict the person publishing it is a brochure.

12
QUESTIONS

Questions owners ask before they book

What does an SEO agency do?

It makes your website the answer buyers find when they search for what you sell: technical fixes, pages written to the questions your market asks, local signals such as your Google Business Profile, and reporting that ties the work to leads. The good ones report closed revenue. The rest report keyword positions.

How much does SEO cost per month?

ROI.LIVE retainers start at $5,000 a month and most land between $5,000 to $15,000, scaling with scope. Ad spend, software licenses, and third-party production are billed separately and never marked up. The bands by revenue are published on this page, and anyone who will not put a number in writing is hiding it.

How long does SEO take to work?

My honest calibration: the first readable movement inside 60 days, and the compounding 6 to 12 months in. Paid starts the day you turn it on, which is why the two run together while search builds. An operator who promises page one in 90 days is selling something he cannot control.

Is SEO still worth it now that everyone asks ChatGPT?

More than before. When someone asks ChatGPT, Gemini, or Claude for a business like yours, the assistant reads websites to compose its answer. The pages that rank in Google are the pages the assistants quote. One body of work, two ways it gets found.

What is the difference between SEO and AEO?

SEO is showing up when a buyer searches. AEO, answer engine optimization, is being quoted in the answer when a buyer asks an AI assistant. AEO stands on SEO because the assistants read your site: a site that answers real questions under a real name with proof gets both.

Do you guarantee page one on Google?

No, and neither does anyone who offers that guarantee, because none of us controls the index. What I commit to in writing is the work on this page, shipped on dates, and measured on a scorecard you can check.

What is included in the retainer?

The demand map, the page architecture, the pages, the technical fixes, the Google Business Profile work, the citation and authority layer, and the measurement. Search sits inside the full engagement here rather than on a separate invoice, because deciding what to build and building it should never have two owners.

Do you take two competitors in the same market?

No. Two direct competitors cannot both get the full machine, and an agency running both is arbitraging one of them in secret. If a competitor in your market signs, you will hear it from me before the contract.

Who writes the content?

Named writers I direct, working from your jobs, your proof, and your voice. The engines are hunting for the expert: standing out as a trustworthy authority with names and answers on the page is the whole game now, and it requires your material, not a content farm’s.

What happens to my website if we stop working together?

Everything is yours: the domain, the pages, the analytics property, the Google Business Profile, and the files, transferred in working condition. If an agency cannot tell you who owns the assets on the day you leave, assume the answer is that they do.

Do you do local SEO for service businesses?

Yes, and it is where service receipts run deepest: pools, HVAC, windows, landscaping. The map listing, the reviews, the town and service pages, and the number that matters, which is cost per booked job rather than map-pack position.

Can you work with my existing marketing person or web person?

Yes, and it is the most common setup. Your people keep doing what they do and gain someone senior setting the direction and unblocking decisions. I direct rather than replace, and I will say so straight if the role and the person are mismatched.

Why hire an agency at this price when cheap offers fill my inbox?

Cheap SEO and real SEO share almost nothing but the name. The product is the judgment deciding what gets built, and receipts you can check by client name and date. The $71.8K East Perry invested returned 18.56x; that is what the judgment is worth.

How do we start?

Book the free growth plan. Thirty minutes on my calendar. We open your accounts together, find the leaks live, and you leave with a written plan you keep whether we work together or not.

THE NEXT STEP

Bring your numbers.

I will tell you whether search is your constraint, your ads are, or your measurement is. If it is not mine to own, I will say so.
